Legenda Lasu — Janiołów Wierch 199, 34-406 Groń

§1. Definitions

  • Landlord — AM Serwis Andrzej Pędzimąż ul. Papieska 121, 34-424 Bańska Niżna NIP: 7352579899, operating Legenda Lasu, Janiołów Wierch 199, 34-406 Groń.
  • Guest — a natural person making a reservation and using the cottage.
  • Cottage — the accommodation property provided by the Landlord as part of Legenda Lasu.
  • Reservation — a short-term rental agreement between the Guest and the Landlord.

§2. Making a reservation

  1. Reservations can be made by phone, email or via the contact form on the website.
  2. A reservation is confirmed upon receipt of the deposit into the Landlord’s account (see §3).
  3. Making a reservation constitutes acceptance of these Terms.

§3. Deposit and payment

  1. After making a reservation, the Guest is required to pay a deposit of 30% of the total stay cost within 3 business days.
  2. The deposit should be transferred to:

  3. Transfer title should include: full name of the person booking and the stay dates (e.g. “Jan Kowalski, 15–18.07.2026”).
  4. The remaining amount (70%) is paid in cash on the day of arrival, before receiving the keys.
  5. Failure to pay the deposit within the specified period results in automatic cancellation of the reservation.

§4. Cancellation and deposit refund

  1. The Guest may cancel the reservation free of charge if cancellation is reported at least 14 days before the planned arrival date.
  2. In case of free cancellation, the deposit will be refunded to the same bank account within 7 business days.
  3. Cancellation less than 14 days before arrival — the deposit is non-refundable.
  4. No-show (failure to arrive without prior notice) does not entitle the Guest to a deposit refund.

§5. Check-in and check-out

  1. Check-in: from 4:00 PM.
  2. Check-out: by 10:00 AM.
  3. Early check-in or late check-out — only by prior arrangement with the Landlord and subject to availability.

§6. House rules

  1. The Guest agrees to use the cottage in accordance with its intended purpose and in a manner that does not disturb other guests.
  2. Full house rules can be found here.

§7. Landlord’s liability

  1. The Landlord is not liable for personal belongings left or lost on the premises.
  2. The Landlord is not responsible for inconveniences caused by force majeure (e.g. power, water or internet outages).

§8. Personal data

  1. The Guest’s personal data is processed solely for the purpose of the reservation and stay, in accordance with GDPR.
  2. The data controller is the Landlord. Contact: kontakt@legendalasu.pl.

§9. Final provisions

  1. The Landlord reserves the right to amend these Terms. Changes do not apply to reservations already confirmed.
  2. Matters not regulated by these Terms are governed by the provisions of the Polish Civil Code.
  3. These Terms are effective from 09.04.2026.
